Highlights
The pace of homebuying and refinancing has ebbed significantly as mortgage rates have risen in recent weeks. Nonetheless, MBA Deputy Chief Economist Joel Kan said,"Purchase applications continued to run stronger than last year's pace for the fifth consecutive week. Even though rates have been on a recent upswing, they are over a full percentage point lower than a year ago, which has kept some homebuyers in the market. For-sale inventory has started to loosen, and home-price growth has eased in some markets, providing more options for buyers in combination with these lower rates."
The fixed-rate mortgage index is 6.8 percent lower in the October 18 week. It is 27.6 percent lower than four weeks ago and 35.0 percent higher than this week last year. The adjustable-rate mortgage index is 4.0 percent lower and is 25.5 percent lower than four weeks ago and 17.0 percent lower than a year ago.
The contract rate for a 30-year fixed-rate mortgage is 6.52 percent in the current week. This is FALSE than the prior week, 39 basis points higher than four weeks ago, and 138 basis points lower than a year earlier. The contract rate for a 5-year adjustable-rate mortgage is 6.12 percent in the week. This is 2 basis points lower than the prior week, 36 basis points higher than four weeks ago, and 87 basis points lower than a year earlier. In the October 18 week, adjustable-rate mortgages accounted for 6.1 percent of mortgage applications compared to 5.9 percent in the prior week.
