MBA Deputy Chief Economist Joel Kan said,"Mortgage rates moved higher last week as several Federal Reserve officials reiterated a patient posture on rate cuts. Inflation remains stubbornly above the Fed's target, and the broader economy continues to show resiliency. Unexpectedly strong employment data released last week further added to the upward pressure on rates." He continued,"The 30-year fixed rate increased to 7.01 percent, the highest in over a month."
The fixed-rate mortgage index is 0.1 percent higher in the April 5 week. It is 2.1 percent lower than four weeks ago and 15.5 percent lower than this week last year. The adjustable-rate mortgage index is 0.8 percent lower and is 12.1 percent lower than four weeks ago and 2.3 percent lower than a year ago.
The contract rate for a 30-year fixed-rate mortgage is 7.01 percent in the current week. This is 10 basis points higher than the prior week, 17 basis points higher than four weeks ago, and 71 basis points higher than a year earlier. The contract rate for a 5-year adjustable-rate mortgage is 6.41 percent in the week. This is 4 basis points higher than the prior week, 3 basis points higher than four weeks ago, and 90 basis points higher than a year earlier. In the April 5 week, adjustable-rate mortgages accounted for 6.9 percent of mortgage applications compared to 7.0 percent in the prior week.

Each time the construction of a new home begins, it translates to more construction jobs, and income which will be pumped back into the economy.
