Highlights

The MBA mortgage applications index is up 2.8 percent in the November 11 week. It is up 2.2 percent from four weeks ago, and down 16.9 percent from a year earlier. MBA Deputy Chief Economist Joel Kan said,"Both purchase and refinance applications increased to the highest weekly pace in five weeks but remain at very low levels. Despite the recent downward trend, mortgage rates at current levels are still challenging for many prospective homebuyers and current homeowners."

The purchase index is up 3.3 percent from the prior week, up 2.6 percent from four weeks earlier, and down 21.5 percent from a year ago. The refinance index is 2.0 percent higher week-over-week, up 1.9 percent from four weeks ago, and down 3.5 percent from the same time last year. Refinancing accounted for 31.9 percent of total applications in the week compared to 31.4 percent in the prior week.

The November 11 index for fixed rate mortgages is up 3.9 percent from one week ago, up 2.6 percent from four weeks earlier, and is 15.2 percent lower than a year ago. The index for adjustable-rate mortgages is down 2.5 percent from four weeks ago, and down 31.1 percent from a year ago. Adjustable-rate mortgages account for 8.8 percent of total applications in the November 11 week, up 9.8 percent in the prior week.

The contract rate for a 30-year fixed rate mortgage is unchanged at 7.61 percent in the November 11 week, down 9 basis points from four weeks ago, and up 71 basis points from a year earlier. The rate for a 5-year adjustable-rate mortgage is 6.65 percent, down 11 basis points from the prior week, up 13 basis points from four weeks earlier, and up 92 basis points from the year-ago week.

Each time the construction of a new home begins, it translates to more construction jobs, and income which will be pumped back into the economy. The economic"ripple effect" can be substantial especially when you think a hundred thousand new households around the country are doing this every month.

In a more specific sense, trends in the MBA purchase applications index carry valuable clues for the stocks of home builders, mortgage lenders and home furnishings companies.
