Highlights
UK house price growth lost momentum in September 2026, with annual growth halving to 0.8 percent and seasonally adjusted prices falling by 0.2 percent month-over-month. This points to a cooling market, as economic uncertainty and mortgage pricing pressures constrain demand.
Regional differences remain pronounced. Northern Ireland led annual growth at 5.9 percent, while the North West maintained 3.9 percent. Conversely, southern England recorded a 0.1 percent decline, with East Anglia weakest at minus 0.7 percent. This pattern is consistent with greater affordability constraints in higher-priced markets, although local supply and demand also influence outcomes.
Property performance further reveals an uneven market as terraced homes rose by 1.8 percent, whereas flat prices were broadly unchanged. Flats’ weaker longer-term growth partly reflects their concentration in London, where price increases have lagged the national market.
Nevertheless, earnings growth exceeding house price growth is gradually improving affordability, partly offsetting higher mortgage rates. A recovery therefore remains possible if energy pressures ease and confidence strengthens.
