Highlights
UK house-price growth remained positive but weakened in July 2026. Annual growth slowed from 2.2 percent to 1.8 percent, while the marginal 0.1 percent monthly rise left the average price broadly unchanged at £277,542. This indicates stagnation rather than contraction as demand remains constrained by economic uncertainty, volatile interest-rate expectations and renewed energy-price pressures.
The tenure data revealed that outright owners remain in their homes for almost 24 years, suggesting stability but also limited market turnover. Private renters average only five years, with many moving within two years, reflecting greater mobility and potentially weaker housing security.
Around three-quarters of moves occurred within the same tenure, including 640,000 moves within private renting. This suggests that housing activity is driven more by internal churn than upward progression. Nevertheless, nearly 200,000 renters became homeowners, twice the flow moving in the opposite direction. In summary, the market appears resilient but structurally sticky as easing inflation may eventually support mortgage affordability, although energy shocks and interest-rate uncertainty remain significant constraints.
