Highlights
Another increase in mortgage rates in the March 27 week lowered demand for new mortgages and further cut into refinancing activity. The 30-year fixed rate is now back to levels seen in August 2025, the MBA noted. Although the indexes for mortgage applications remain above a year ago, the indexes reflect consumers' lack of confidence and reluctance to take on a mortgage unless they can find the right unit at the right prices.
The MBA mortgage applications index is 10.4 percent lower in the March 27 week. It is 26.3 percent lower than four weeks ago and 14.2 percent higher than a year earlier. The purchase index is 2.6 percent lower in the current week and 0.3 percent higher than four weeks ago and 0.8 percent higher than a year earlier. The refinancing index is 17.3 percent lower and is 42.2 percent lower than four weeks ago and 33.2 percent higher than a year earlier. In the March 27 week, refinancing accounted for 45.3 percent of mortgage applications compared to 49.6 percent in the prior week.
The fixed-rate mortgage index is 10.3 percent lower in the March 27 week. It is 25.7 percent lower than four weeks ago and 12.4 percent higher than this week last year. The adjustable-rate mortgage index is 11.0 percent lower and is 32.3 percent lower than four weeks ago and 41.4 percent higher than a year ago.
The contract rate for a 30-year fixed-rate mortgage is 6.57 percent in the current week. This is 14 basis points higher than the prior week, 48 basis points higher than four weeks ago, and 13 basis points lower than a year earlier. The contract rate for a 5-year adjustable-rate mortgage is 5.67 percent in the week. This is 8 basis points lower than the prior week, 35 basis points higher than four weeks ago, and 37 basis points lower than a year earlier. In the March 27 week, adjustable-rate mortgages accounted for 8.0 percent of mortgage applications compared to 8.1 percent in the prior week.
